Der/Die Instandhaltung ist eine praxisorientierte Position, die für die tägliche Wartung, den sicheren Betrieb und die Einhaltung der Vorschriften an den deutschen Standorten des Unternehmens verantwortlich ist. Neben den Kernaufgaben der Gebäudetechnik fungiert diese Person als lokale Ansprechperson für Angelegenheiten des Arbeits-, Gesundheits- und Umweltschutzes (EHS) und unterstützt dabei den/die Sr. Facilities, EHS Manager/in.

Die Rolle untersteht der Leitung des lokalen Managements und erfolgt in technischer Abstimmung mit der externen Fachkraft für Arbeitssicherheit, um sicherzustellen, dass die Gebäudetechnik und EHS-Aktivitäten vor Ort effektiv und im Einklang mit gesetzlichen und unternehmensinternen Anforderungen umgesetzt werden.

Diese Rolle ist entscheidend dafür, dass die Standorte in Deutschland sicher, effizient und in Übereinstimmung mit deutschem und EU-Recht sowie den unternehmensinternen Standards ISO 14001 und ISO 45001 betrieben werden.

Aufgaben

- Durchführung von geplanter vorbeugender Instandhaltung (PPM) sowie reaktiven Wartungsarbeiten in den deutschen Räumlichkeiten, einschließlich mechanischer, elektrischer, sanitärer und allgemeiner Gebäudesysteme.
- Regelmäßige Standortinspektionen und Begehungen zur Feststellung von Mängeln, Gefahren oder Wartungsbedarf; Dokumentation der Befunde und zeitnahe Einleitung von Korrekturmaßnahmen.
- Pflege der Beziehungen zu lokalen Auftragnehmern, Handwerkern und Dienstleistern; Überwachung der Tätigkeiten von Fremdfirmen vor Ort gemäß dem Erlaubnisscheinverfahren (Permit-to-Work).
- Koordination und Überwachung der Wartung sowie der gesetzlich vorgeschriebenen Prüfungen von Gebäudetechnik und -ausrüstung (z. B. HLK, Brandschutzanlagen, elektrische Anlagen, Aufzüge) gemäß DGUV- und BetrSichV-Vorgaben.
- Verwaltung von Warenannahme, Lagerung und Verteilung von Verbrauchsmaterialien, Ersatzteilen und Wartungsmaterial für die Gebäudetechnik.
- Unterstützung bei der Raumplanung, internen Umzügen und kleineren Renovierungsprojekten; Mitwirkung bei der Koordination von Ausbauarbeiten nach Bedarf.
- Überwachung und Meldung des Verbrauchs von Versorgungsleistungen (Strom, Gas, Wasser) sowie Meldung von Auffälligkeiten im Verbrauch.
- Führung genauer Aufzeichnungen aller Wartungsaktivitäten, Besuche von Auftragnehmern und gesetzlich vorgeschriebenen Prüfungen im Facility-Management-System.
- Sicherstellung, dass alle Gemeinschaftsbereiche, Sozialräume und Betriebsflächen jederzeit sauber, gepflegt und in einem präsentablen Zustand sind.

Qualifikationen

- Abgeschlossene Berufsausbildung in einem einschlägigen Gewerbe oder technischen Fachbereich (z. B. Elektrotechnik, HLK, Gebäudetechnik, Mechatronik) – Gesellenbrief oder gleichwertiger Abschluss.
- Gültiger Ersthelferschein oder Bereitschaft, diesen nach Einstellung zu erwerben.
- Befähigungsnachweis bzw. Schulung zu den für die Rolle relevanten DGUV-Vorschriften (z. B. DGUV Vorschrift 3 für elektrische Sicherheit).
- Gültiger deutscher Führerschein (Klasse B).

Erforderliche Kenntnisse und Fähigkeiten

- Mindestens 3 Jahre Erfahrung in der Gebäudewartung, Gebäudetechnik oder einer technischen Dienstleistungsfunktion, idealerweise im gewerblichen oder industriellen Umfeld.
- Praktische Erfahrung in der Durchführung und Dokumentation von Gefährdungsbeurteilungen und Arbeitsplatzinspektionen gemäß deutschem Arbeitsschutzrecht.
- Erfahrung in der Steuerung von Fremdfirmen vor Ort, einschließlich der Ausstellung von Erlaubnisscheinen und der Überwachung von Wartungsarbeiten Dritter.
- Nachweisbare Kenntnisse der deutschen Arbeitsschutzvorschriften und DGUV-Standards.

- Ausgeprägte praktische und technische Problemlösungsfähigkeiten; Fähigkeit, Fehler zu diagnostizieren und wirksame Lösungen umzusetzen.

- Fließende Deutschkenntnisse (schriftlich und mündlich); Englischkenntnisse zur Kommunikation mit dem UK-Management-Team und zum Lesen englischsprachiger EHS-Dokumentation.
- Organisierte und methodische Herangehensweise bei Dokumentation, Wartungsplanung und Compliance-Unterlagen.
- Zuverlässig, selbstmotiviert und in der Lage, mit einem hohen Maß an Eigenverantwortung zu arbeiten, während das Management-Team stets informiert wird.
- Gute zwischenmenschliche Fähigkeiten; zugänglich und effektiv in der Kommunikation von Sicherheitsthemen gegenüber Kolleg/innen aller Ebenen.
- Kompetenter Umgang mit IT: Microsoft Office (Outlook, Word, Excel); sicherer Umgang mit digitalen Wartungs- und EHS-Berichtssystemen.
