On the investments side, this role will be part of Groma’s acquisitions team and will support transaction activity across acquisitions, dispositions, and financing at both the deal and partnership levels. The City Lead’s primary responsibility will be sourcing, underwriting, negotiating, and closing small to mid-market multifamily and mixed-use properties in the New York City region. This is a hands-on, high-impact role for someone who can operate independently while working closely with acquisitions, property operations, legal, finance, construction, and technology teams across Groma. The ideal candidate is both commercially strong and operationally practical: someone who can source and close deals, understand building-level realities, and help launch a new market with urgency, discipline, and ownership. This includes partnering with investor relations on fundraising topics, finance on portfolio and asset management topics, legal to close deals, construction management on capital business plans and budgeting, property operations to ensure smooth handoffs and building out a new york city presence, and engineering on technology optimizations to our investment process. Property Operations - Assist in the transition of newly acquired assets from closing through operational stabilization - Coordinate initial property setup including utilities, vendor relationships, compliance requirements, and service agreements - Implement Groma’s established property management SOPs during the onboarding process - Provide feedback to Boston leadership regarding local operational considerations or New York City regulatory requirements Property Management Essentials - Execute Groma’s standard operating procedures across newly onboarded rental properties - Maintain strong communication with Boston-based Property Operations leadership - Establish and manage service agreements with local maintenance contractors, tenant/landlord attorneys, and residential leasing partners - Ensure compliance with New York City landlord-tenant laws and local housing regulations - Maintain organized documentation and task tracking for all properties Facility Management - Oversee day-to-day operations of Providence properties as they are acquired and stabilized - Conduct regular property inspections to identify maintenance or safety issues - Coordinate maintenance requests and ensure timely resolution - Manage emergency service coordination and generate incident reports when necessary - Ensure properties are maintained to a high standard and in compliance with applicable codes and regulations Resident Services - Handle resident inquiries and concerns in a professional and timely manner - Support marketing and leasing efforts for available units - Coordinate resident onboarding and offboarding processes - Assist with delinquency follow-up and coordination of collections efforts - Support eviction processes in partnership with leadership and legal counsel - Help foster a positive resident experience aligned with Groma’s standards Property Reporting - Assist in managing property-level budgets and tracking expenses - Prepare and maintain detailed operating reports on a weekly, monthly, and annual cadence - Track delinquency and unpaid balances and provide structured reporting to Boston leadership - Maintain accurate records across internal property management systems ## Qualifications - 7+ years of experience in real estate acquisitions, underwriting, asset management, and/or transaction advisory, with significant exposure to multifamily and mixed-use investments. - Strong experience sourcing, negotiating and underwriting multifamily deals, ideally in New York City or similarly complex urban markets. - New York brokerage or sales person license is a plus. - Strong understanding of NYC multifamily and mixed-use fundamentals, including rent regulation considerations, operating expense drivers, property taxes, insurance, utilities, maintenance, compliance, and common diligence issues. - Existing NYC real estate network across brokers, owners, lenders, attorneys, property managers, contractors, and other relevant market participants. - High attention to detail paired with strong commercial judgment. - Excellent written and verbal communication skills, including the ability to synthesize complex investment opportunities as well as to distill complex diligence findings into actionable insights. - Advanced Excel / Google Sheets and financial modeling skills; able to build, audit, and adapt acquisition models independently. - Exceptional project management skills with the ability to coordinate multiple workstreams under tight deadlines. - Comfortable working independently in a fast-paced, entrepreneurial environment. - Strong ownership mentality and willingness to operate at both the strategic and tactical levels. - Practical understanding of building-level operations, resident experience, leasing, maintenance, capital projects, and vendor management. ## About our Culture At Groma, we’re looking to build something big and are on a very fast growth trajectory. While a healthy work-life balance is important to our team, we want to be upfront that there may be times when we expect commitments outside of the standard 9-5. We strive to respect individuals and their needs, while also acknowledging the reality that we have a small team that is trying to accomplish some very ambitious goals in a short period of time. We believe in the importance of interpersonal interactions and focus on a strong in-office culture. Our global HQ is in Boston, with a wonderful office that this role will work out of from time-to-time. As we expand to new markets, like New York, we’ll seek to build engaging office spaces in each Groma city. That process will naturally take some time as we scale up in each market. To start, our primary base in NYC will be a co-working space, practical, flexible, and a great home base as we grow our presence in the market. Our goal is to ensure that all of our North East offices feel genuinely connected, Boston-based team members will spend time working out of New York as needed, and we hope you'll take advantage of HQ whenever it's useful, whether for team gatherings, company events, or just a change of scenery. We have an ever-evolving list of values and conventions that guide how we operate as a company, but here’s a high-level overview of how we think about doing what we do: - We’re committed to building an inclusive, equal opportunity, anti-discriminatory workplace that reflects the diversity of people and cultures that live, work, and play in the communities we seek to serve. - We approach our work with pragmatic idealism that enables us to focus on our desire to make the world a better place in ways big and small while also being open to intelligent compromises that accelerate us on our path to serve our broader societal goals. - Our whole team believes strongly in a value we shorthand as Justice League, not Superman. The challenges we are trying to solve require effective teams, not individual heroes. (Note: Yes… we are aware that Superman has been a member of the Justice League for quite some time now, but the analogy here is an easy, yet powerful, one for people to grasp. We don’t need a hero, we need a collaborative team of heroes who each bring something unique to the table to help solve problems that any of us individually would find daunting.) ## Benefits & Perks - Competitive salary for the New York area - Eligibile for long term incentive programs - 5% 401k match - Fully covered high-quality health and dental insurance plans - Fully covered commuter passes for bus, subway, boat, or commuter rail - Unlimited PTO - 13 official company holidays - 1 floating holiday: We recognize that there are lots of holidays that are meaningful to different people in different ways and we want to celebrate that by enabling team members to have the time/space to commemorate those days however is appropriate, and using it as an opportunity - if they’d like to - to share the meaning of that day with the broader team - A beautiful office in downtown Boston with a gym, locker rooms, game room, rooftop garden, and several catered lunches a week Position Salary Range $150,000—$190,000 USD ## About Groma ## Company Overview - **One-liner**: Groma is a vertically integrated real estate investment, development, and management company that combines traditional real estate operations with blockchain technology to create a tokenized real estate investment platform (GromaCoin/GromaREIT). - **Entity Type**: Private (raised ~$50.3M in total funding, Series A stage) - **Headquarters**: Boston, Massachusetts, United States - **Founded**: 2020 - **Founders**: Chris Lehman (Co-Founder, Policy Architect), Grant Fishman (Co-Founder), Angelo Drake (Co-Founder) [tracxn.com](https://tracxn.com/d/companies/groma/__NAnZbWBkisABNr7wfWMGV-5Oly0yUakLXxmG_Scv3xA) ## Core Business - **Primary industry**: Real Estate (multifamily residential), PropTech (Property Technology), Blockchain/Crypto (Real Estate Tokenization) - **Target customers**: Institutional and family office investors, individual investors (via Wefunder, min. $100), and tenants/residents in their properties - **Mission or purpose statement**: "We believe the world works better when everyone owns a part of it."
