## Job description

1. 職務職責 (Responsibilities)
2. 潛在物流中心租賃物件評估

- 根據 Coupang 的營運模式、內部政策及設施需求，評估物流中心是否符合實際運營需求。

- 執行現場盡職調查（Due Diligence）及場勘工作，包括：

- 確認現場竣工狀況（As-built Condition）與設計圖說是否一致，評估整體維護狀況，以及租約到期時是否有復原需求。
- 審查設計圖說，確認是否符合 Coupang 營運需求，並識別潛在法規或法律風險。
- 核實建築主要規格，評估建築系統狀況，包含是否需要維修、補強或設備汰換。
- 評估物流作業所需淨高（Clear Height）是否充足，以及夾層貨架（Mezzanine Rack）與棧板貨架（Pallet Rack）設置的可行性。
- 評估物流車輛動線規劃，包括園區進出動線、大型貨車迴轉能力、停車坡道及裝卸貨月台區域。
- 審查設施容量及設備狀況，包括物流設備、冷藏及冷凍系統，並判斷是否需要升級或更換。
- 檢查倉庫地坪狀況、滲漏水問題及可見結構狀況，包括結構裂縫及不均勻沉陷等情形。
- 編製缺失改善清單（Punch List）（適用於新開發物件或有需求時），涵蓋營運需求（如保全、安全、容量等）、各區域／工項／系統缺失，以及法規遵循事項。
- 與房東、租賃管理公司（LM Company）及相關內部部門進行協調與溝通管理。
