This individual will be responsible for financial modeling, market research, due diligence, and transaction execution, supporting senior leadership in strategic decision-making. The ideal candidate will have a strong foundation in real estate finance and a keen interest in the evolving data center market. ## RESPONSIBILITIES - Conduct financial analysis and underwriting of potential investments, including acquisitions, developments, and dispositions, with a focus on data center assets. - Build and maintain detailed financial models (DCF, IRR, NPV, sensitivity analysis) to evaluate investment opportunities. - Support capital raising processes including both debt and equity. - Conduct market research to assess trends in the data center industry, including supply-demand dynamics, tenant requirements, and competitive landscape. - Maintain, update, and enhance internal databases for lease comps, land comps, and transaction comps, ensuring data accuracy and consistency. - Prepare investment memoranda and presentations for internal committees and external investors. - Assist in asset management functions, including tracking financial performance, budgeting and forecasting, and implementing value enhancement strategies. - Collaborate with internal teams, external advisors, and joint venture partners to facilitate successful investment execution. ## EDUCATION AND EXPERIENCE - 1-4 years of experience in real estate investment sales, real estate investment banking, private equity, or valuation analysis. - Bachelor’s degree in Finance, Real Estate, Economics, or a related discipline; advanced degree or CFA a plus. - Strong financial modeling skills and proficiency in Excel required; experience with Yardi and other real estate analytics tools preferred. - Experience with underwriting real estate assets, preferably in the data center, industrial, or infrastructure sectors. - Knowledge of capital markets, financing structures, and transaction execution. - Excellent analytical, problem-solving, and communication skills. - Ability to manage multiple projects and work in a fast-paced, team-oriented environment.
